Our Policies
We strive to provide our guests with an exceptionally clean, comfortable, safe and friendly experience. Our policies help ensure our guests’ safety and enjoyment during their stay. Our policies may change from time to time, so please check back often.
Reservations
- Payment due upon arrival
- We accept Visa, MasterCard and Discover or cash
- Room rates are subject to 9% NH Rooms tax
- Rates subject to change without notice, except on confirmed reservations
- From May to October, Friday & Saturday nights require a 2-night minimum
- A major credit card on file is required to confirm the reservation
- Call for possible discounts on multi-night/multi-room reservations
- Check in is from 3:00 pm to 6:00 pm. If arriving after 6:00 pm, guest must notify the office for special check-in arrangements
- Check out is until 11:00 am
- Parking for one car per unit – boat, atv, motorcycle trailers require prior approval

Smoking
- All rooms, porches and walkways are NON-SMOKING
- For the comfort of all guests, this policy is strictly enforced. Charges to the credit card on file up to $250 may be applied if smoking occurs
- Designated smoking areas are provided away from the buildings
- Spring, Summer, Fall – patio area, firepit, in parking area or car
- Winter - in parking area or your car
Pets
- Pet rooms must be booked by calling directly at the hotel @ 603-763-2701.
- Limited pet-friendly rooms are available for pets under 75 lbs; only 2 pets per room with a $15 per pet per night fee
- We reserve the right to refuse certain pets
- Pets left unattended in rooms must be crated at all times ($150 cleaning fee will be assessed to the credit card on file if pets are not crated)
- Housekeeping personnel will not enter a room a pet is occupying
- Bathing/grooming of pets is not permitted and will be subject to additional cleaning fees
- Unattended/disruptive pets may be removed from the property at the expense of the guest.
- Pets must be on a leash at all times while on the property.
- Guest must pick up after their pets. (They Poop, You Scoop!)
- Guest accepts full responsibility for any and all damages and/or soiling caused by pets.
- Guest acknowledges and agrees that costs for repairs or additional cleaning including labor, found during cleaning of the room, will be charged to the credit card provided at check in.
Cancellations
- Untimely cancellations may result in charges to the credit card securing the reservation.
- We understand certain cancellations may be unavoidable.
- Being that guest satisfaction is our top priority, we make every attempt to accommodate guests with reservation changes or cancellations.
General Cancellations
(not valid for Room Block Reservations)
- Within 7 days of scheduled arrival – $25 cancellation fee
- Within 72 hours of scheduled arrival – fee of one-night stay.
- NO SHOWS – full charge of reserved stay
Room Block Cancellations
- 15 days or more from scheduled arrival – no charge
- Within 14 days of scheduled arrival– fee of one night’s stay per room
- NO SHOWS – full charge of reserved stay
